The USC Foundation Gateway 737 Student Housing Project addresses the growing need for modern, off-campus housing for second-, third-, and fourth-year University of South Carolina students. Located on 3.75 acres at the intersection of Gadsden and Greene Streets, this 11-story, 750,000-square-foot development redefines student living with a capacity for 940 residents.
Originally designed as a cast-in-place structure, the project was reimagined as a total precast design-build development. Over 4,740 precast concrete components were produced and erected, including a 181,230-square-foot precast parking deck offering 580 spaces.
The community features state-of-the-art amenities, including a pool, a two-story fitness center, expansive meeting spaces, a rooftop lounge, 12,000 square feet of retail space, and a sustainable focus. Environmentally friendly construction practices achieved a 15.6% reduction in CO2 emissions, reflecting a commitment to green building.
