Completed in Summer 2023, the PARQ Parsippany parking structure serves as the primary parking solution for the 500 PARQ luxury apartment community, delivering a six-level wrap garage that is fully integrated with the residential buildings it supports. TRC Worldwide Engineering provided the precast engineering for the structure, developing a high-efficiency total precast concrete system designed to accelerate construction while maintaining long-term structural performance and architectural cohesion within the mixed-use development.

Engineered as a coordinated kit-of-parts system, the garage utilizes high-performance precast components including double tees for long-span, column-free parking bays, inverted tee beams and columns forming the primary structural framework, and strategically placed shear and light walls to provide lateral stability while introducing natural daylight into the interior levels. Load-bearing spandrels serve the dual purpose of supporting the floor system and creating the exterior architectural expression of the garage, reinforcing both structural efficiency and visual continuity with the surrounding development.

As a wrap-style structure directly connected to the residential buildings, the precast system required precise level-to-level coordination to ensure that garage floor elevations align seamlessly with residential floors, allowing residents to access parking from the same level as their units. Engineered thermal and movement joints accommodate differential settlement and expansion between the rigid precast frame and the adjacent residential construction, while the structure was detailed to support integrated amenities such as electric vehicle charging infrastructure throughout multiple levels.
