Completed in time for the Fall 2022 semester, this mixed-use student housing development in downtown Clemson was designed to support the city’s growing student population while integrating residential, retail, and structured parking into a compact urban footprint. The project encompasses approximately 183,702 square feet of residential and retail space, anchored by a 146,500-square-foot parking structure that supports the daily needs of residents and visitors.

TRC Worldwide Engineering provided precast engineering services for the project’s parking structure, supporting the structural design and detailing of the precast concrete system used throughout the garage. The 415–461 space parking facility was engineered to efficiently serve the residential community while accommodating ground-floor retail space along College Avenue, reinforcing the project’s mixed-use character and connection to downtown Clemson.

The garage also incorporates an assigned parking model, allowing residents to select a dedicated numbered parking space for the entire year. This approach eliminates the need for daily parking searches while maintaining a high parking-to-resident ratio within the constrained urban site.

The development’s exterior architecture reflects Clemson’s downtown character through a blend of brick, stone, metal panels, concrete, and fiber cement siding, creating a dynamic façade that complements the surrounding campus and retail environment while supporting a highly functional student living community.
