TRC provided phased restoration and inspection services for the 1200 Club Condominium, delivering a comprehensive exterior and systems modernization program completed in 2016.
The multi-year effort began with a 2011 condition study and full replacement of the tower’s east façade, including installation of new CMU wall construction in place of the original wood framing and cladding. Building envelope improvements continued with the replacement of original windows, doors, and shutters with hurricane impact-rated systems, followed by upgrades to the fire riser and water supply infrastructure.
Exterior rehabilitation included concrete restoration, stucco renewal, and balcony improvements, culminating in the replacement of deteriorated concrete balustrades with Kynar-finished glass and aluminum railing systems. Waterproofing was applied to all access catwalks and balconies to improve long-term durability.
The project also included installation of a new TPO roofing system to enhance resistance to heat, UV exposure, ozone, and oxidation, along with a bright white exterior repainting that refreshed the building’s appearance with a contemporary coastal aesthetic.
