TRC Worldwide Engineering provided precast engineering services for the Marquis Parking Structure, a critical component of Easton’s largest residential development to date. The 400,000-square-foot mixed-use project features a two-story precast parking garage that serves as the structural base for five stories of wood-framed residential construction above, along with integrated retail and amenity spaces.
The design demanded more than just structural performance - it required seamless integration across multiple building systems and uses. TRC engineered a precast solution that not only supported the vertical load of the apartment structure above, but also enabled efficient construction sequencing through off-site fabrication and early coordination with the project team. This approach accelerated the schedule while maintaining precision at key connection points between the precast garage, steel-and-metal deck podium, wood framing, and a complex dropped pool structure.
Architecturally, the garage was designed to disappear into the larger development. Precast wall panels were clad with cast-in ThinBrick to match the apartment façade, allowing the structure to meet local design standards and blend into the urban streetscape. On two sides, the garage is wrapped with commercial space, where TRC’s precast system delivers critical three-hour fire-rated separation—ensuring safety without compromising layout or aesthetics.
Additional coordination was required to address continuous insulation between precast and adjacent wall systems, as well as roof insulation strategies that balanced the differing thermal requirements of conditioned residential areas and open-air courtyards.
