Nestled in a lush enclave near Bangalore’s Central Business District, 27 Summit by MAIA Estates is a high-end residential development spread over 0.9 hectares, with a built-up area of approximately 650,000 sq. ft. The three-tower complex rises up to 27 storeys and draws inspiration from tree canopies—its three interlocking wings are oriented to reduce east-west heat gain while ensuring expansive 360° skyline views. Architectural features include full-height glazing, floating sky bridges, double-height sky decks, and vertical green systems, reflecting a biophilic approach to design. Among its standout amenities, the luxury property boasts a distinctive boomerang-shaped rooftop infinity pool.

As structural consultant, TRC provided detailed design for all reinforced concrete elements, including walls, columns, slabs, and beams. The structural frame was engineered to accommodate long-span terraces, inter-floor sky decks, and a fully glazed façade. A hybrid foundation system of isolated and combined footings was implemented in response to varied subsoil conditions and loading requirements.

The project incorporates sustainability and passive design strategies such as landscape-integrated terraces, natural ventilation, and solar heat mitigation. It was shortlisted in the top three for “Sustainable Project of the Year” at the 2024 GRIHA Awards and received dual honors at the 2024 RTF Awards: Architectural Innovation of the Year (Concept) and Best Residential Interiors (Concept). It also won multiple awards in the Real Estate Conclave Awards 2022 and the International Property Awards 21-22.
