TRC provided precast engineering services for the seven-story dual-brand Homewood Suites and Tru by Hilton development located at the intersection of Gervais and Williams Streets in downtown Columbia.

The approximately 145,000-square-foot hospitality facility delivers 249 guest rooms within an efficient L-shaped footprint and includes roughly 2,400 square feet of meeting space along with expanded shared lobby and amenity areas. The upper floors utilize a repetitive double-loaded corridor configuration to maximize room density and structural efficiency.

TRC’s scope focused on the engineering and coordination of the precast concrete vertical shaft structures supporting the building’s elevator cores. The precast system was designed to integrate with the project’s regular structural grid while supporting accelerated erection sequencing and improved dimensional control relative to conventional cast-in-place construction.

By leveraging precast shaft construction, the project team was able to enhance constructability within the constrained urban site, maintain schedule momentum through the repetitive guestroom levels, and deliver a durable core system aligned with the operational demands of modern dual-brand hospitality developments.
