The Brandywine Garage was developed to provide efficient, high-capacity structured parking to support the surrounding office campus in Radnor Township. The six-tier open parking facility was planned around a highly optimized structural grid to maximize parking yield while maintaining clear vehicular circulation and straightforward wayfinding.
TRC provided precast engineering services for the structure, designing a long-span precast concrete framing system centered on repetitive double-tee construction. The precast layout was carefully coordinated to support efficient fabrication and erection while maintaining the required headroom, drainage slopes, and ramp transitions throughout the garage.
The structure incorporates cast-in-place topping over the precast tees with corrosion-inhibiting measures and sealed tee-to-tee joints to enhance long-term durability. Vertical circulation is provided through multiple stair towers and an integrated elevator core, all coordinated within the precast system to maintain constructability and performance consistency across the six supported levels.
